If you would like to paint your house, replace or update your driveway, replace your roof, add a generator, put up a fence or make other changes to improve your home you may need approval from the Architectural Review Committee (ARC). The ARC operates under Section 7 of the Association’s Declaration of Covenants and Restrictions recorded on 3/3/23 of the Public Records of Sarasota County, Florida (the “Declaration“).
The following information is provided to help you navigate the submission, review and approval process, however if you have further questions or require additional assistance, please reach out to the Association’s Management Company for further assistance (Julie Brooks at AMI, 941-493-0287, or via email at jbrooks@amiwra.com). No work shall proceed except in strict compliance with this Declaration and the approval by the ARC, and any improvements or work performed without such approval may be required to be removed by the homeowner.
The ARC makes sure that any changes we make to the outside of our homes fit in with the overall style of our neighborhood. This helps keep things consistent, attractive, and fair for everyone.
If you’re planning a change to the outside of your home, chances are you’ll need ARC approval.
Examples Include:
- Painting your house a different color
- Replacing your roof with different materials or colors
- Adding or relacing a fence
- Adding or replacing a patio, pool or pool enclosure
- Replacing or modifying a driveway or making big landscaping changes
- Replacing windows, doors, or garage doors
- Installing things like generators, hurricane shutters, solar panels, playground equipment or new outdoor lighting
- Placing a dumpster or temporary storage unit on the property
For emergency repairs due to storm damage, please contact AMI (Advanced Management, Inc.) to help facilitate the request or determine if repairs are exempt from the application process. If the repairs qualify for an exemption, the Architectural Review Committee must be notified prior to the start of any work.
No Architectural Review Request is necessary for the replacement of the following items, provided that they meets current federal, state or local governmental regulations, building codes, and that any necessary permitting is obtained and closed out when the work is complete:
- Existing roof provided that it is replaced with either tile, metal or shingle, provided the colors remain the same
- Exterior painting, including driveways, provided that the colors remain the same (assuming the colors are included in the approved paint color list (See links below)
- Replacement of driveways with concrete or paver blocks, as long as within the same existing footprint
- Installation of satellite television antennas in compliance with the 1996 Telecommunication Act and in compliance with Article 9.7
- Planting turf grass or other designated Florida-Friendly ground cover
- Removal and replacement of existing landscaping, excluding the digging, removal and sale of specimen trees or tree removal that requires governmental approval
- Replacement of pool cages or screened lanai areas within the same existing footprint
Work inside the house does not require ARC approval, but may require building permits and the use of a licensed contractor. Please follow up with Sarasota County for further guidance – you can call them at 941-861-5000 or email them at building@scgov.net.
The following are some examples of what DOES NOT require ARC approval:
- Floor or wall tile
- Rugs or carpeting
- Wired or wireless residential home alarms
- Interior painting, wallpaper or wall coverings
- Replacing kitchen cabinets (same layout and no changes to electrical, plumbing or mechanical systems)
- Repair of small, incidental roof leaks (one (1) square and $500 or less)
- Repair of existing fascia or soffits (less than 25 percent)
- Replacing gutters and downspouts (with the same colors)

Please note, it is the homeowner’s responsibility to ensure that all required approvals are obtained from the county (including obtaining and closing out building permits, setback approvals, etc.) and that surveys are obtained for underground wires and pipes. cables and other underground utilities when work is performed outside of the house (this can be facilitated by calling 811).

While more specific timelines are set forth in the Declaration, here is how the process normally works:
- ARC applications for inclusion in the monthly ARC committee review are due on the 1st Thursday of each month. Applications received after this date will be addressed in the following month.
- The ARC review meetings are normally held on the 2nd Wednesday of each month (this gives the ARC about a week to review and vet homeowner requests and get any questions addressed)
- ARC recommendations will be presented for review and approval at the monthly HOA Board meeting
- The HOA management company (Currently Julie Brooks from AMI) will communicate the resolution of homeowner applications via a letter to the Homeowner within one week after the Board meeting indicating Approval, Rejection or Request for additional information/documentation.
- Homeowner is responsible for notifying the Management Company when the work is complete. This can be accomplished via: Notification on the AMI Portal – https://home.amiwra.com/community/new-request
- Notification via Julie Brooks – at jbrooks@amiwra.com
- ARC will follow up with homeowners as needed to ensure that work was completed in accordance with the approved application.
